Commercial Surface Restoration Services
The Right Work for the Surface. The Right Schedule for Your Property.
Not every worn surface needs replacement, and not every surface needs refinishing. We review the condition of your tubs, showers, tile and grout, then define a scope that addresses what actually needs attention.
From individual bathrooms to phased property-wide programs, we coordinate the work with your facilities, housekeeping or property team.
01 · Tile Reglazing
Update Sound Tile Without Tearing It Out
Tile reglazing—also called tile refinishing—renews the finish of suitable ceramic and porcelain tile that is dated or stained. We review the condition of the tile and surrounding joints before defining the work. The scope should distinguish between surfaces suitable for refinishing and areas requiring repair or replacement.
- Typical facilities
- Hotel bathrooms, university housing, managed properties and commercial wet areas.
- Scheduling and downtime
- Access restrictions and return-to-service timing depend on the area, preparation and selected coating system. These are confirmed before scheduling.
- Why restore
- Refresh suitable existing tile without the demolition associated with full replacement.
02 · Tub & Shower Refinishing
Refresh the Fixture Without a Full Replacement
Refinishing renews the surface of a sound tub or shower that looks worn, stained, chipped or dated. Preparation, necessary surface repairs and the coating system are planned around the fixture’s condition.
- Typical facilities
- Hotels, university housing, managed properties, gyms and other commercial shower facilities.
- Scheduling and downtime
- Typical refinishing return-to-service window: Actual timing depends on the scope, substrate, product system and cure requirements; your project schedule will confirm when each fixture can be used.
- Why restore
- Keep a suitable existing fixture in place and avoid the removal and installation work involved in replacement.
03 · Grout Restoration & Sealing
Address the Condition of the Grout—not Just Its Appearance
Different grout conditions call for different work. Intact grout may need cleaning, while cracked, missing or failing joints may require repair or regrouting. Sealing suitable cleaned or repaired grout supports easier upkeep.
- Typical facilities
- Commercial bathrooms, showers, locker rooms and other tiled areas.
- Scheduling and downtime
- Timing depends on the amount of cleaning or repair, the products used and any required drying or curing period. We coordinate access and return to use with your team.
- Why restore
- Address affected grout while retaining surrounding tile that remains suitable for use.
04 · Tile Cleaning
Remove Buildup Before Considering More Extensive Work
Commercial tile cleaning addresses embedded soil, soap film and hard-water buildup. It can be a stand-alone service or part of a wider tile and grout restoration scope.
- Typical facilities
- Hotels, universities, managed buildings, retail properties, fitness facilities and spas.
- Scheduling and downtime
- Work is planned around the size of the area, the cleaning required and building access. Off-hours or phased scheduling can be discussed.
- Why restore
- Where buildup is the main issue, cleaning addresses the existing surface without replacing it.
05 · Caulking
Renew Worn Joints in Wet Areas
We remove and replace failed, cracked or darkened caulk around tubs, showers and other appropriate wet-area joints.
- Typical facilities
- Guest bathrooms, student accommodation, managed properties, locker rooms and commercial showers.
- Scheduling and downtime
- The area must remain out of use for the preparation, application and curing period required by the selected product. We confirm this window during planning.
- Why restore
- Replace deteriorated joint material without removing otherwise suitable surrounding fixtures or tile.
Planning a Larger Program?
Start with a sample unit so your team can review the finish before scheduling the remaining work. Larger programs can be phased by room, floor or wing to support ongoing operations.
Keep Restored Areas in Good Condition
Ask about annual maintenance programs covering scheduled cleaning, grout sealing, caulking, spot repairs and condition reviews. Restoration work carries a one-year warranty with proper maintenance, subject to project-specific conditions and care requirements.
